AssessmentEnvironmental Site Assessments4QR provides quality environmental investigations that evaluate past and current environmental activities on properties. Our assessments will identify if a facility’s activities pose a threat to the environmental or if a release has occurred due to facility activities. We also identify what pollutants have impacted a property and then help to determine how extensive a property has been polluted. We will assist you with notifying of a release, devising a plan of action to evaluate the impact, and evaluating the environmental risks to sensitive receptors. We understand that assessment is often only a step in the corrective action process; therefore, we strive to provide a detailed, comprehensive understanding of your facility utilizing the most efficient methodology and practical approaches. Through our client service and experience, we will communicate the results so you can make the right decisions to reach your goals and objectives. Environmental Sampling and Monitoring Whether you require periodic sampling of soil, groundwater, air, or waste water streams for permitting or regulatory reporting, or have a one-time sampling for assessment or property divestiture, 4QR will devise a sampling protocol that meets your needs, with planned procedures that meet regulatory standards. All sampling schedules will be coordinated in a manner to limit interference to the day-to-day activities of your business. And if you have continual sampling, we will keep track of the schedule for you. We can provide the option of prompt field scheduling, rush turn-around of laboratory results, and reporting the results to the appropriate agency. Due Diligence Investigations Buying or selling commercial real estate can have consequences from Comprehensive Environmental Response, Compensation and Liability Information System (CERCLIS) laws if Due Diligence is not effectively performed. 4QR provides quality Phase I and Phase II Environmental Site Assessments that meet EPA All Appropriate Inquiry (AAI) requirements and follow American Society for Testing and Materials (ASTM) standards. Our assessments will help you determine if a facility’s activities pose a threat to the environmental or if a release has occurred due to facility activities. By reviewing records on the property and interviewing persons knowledgeable about the property’s current and past history, we evaluate if there are potential concerns hidden from a standard visual investigation. Sensitive receptors, such as drinking water sources, surface water bodies, and wetlands, will be investigated to help determine concerns that may influence activities on the property. And, we include an investigation of surrounding property records in our investigations so you will know if there are environmental concerns from a neighboring property before you buy. Underground Storage Tank Management If you are an owner and/or operator for a UST facility, 4QR can help
you on all phases of your environmental consulting needs from removal
of a UST system and compliance audits, to initial assessments and remedial
design/build, to groundwater monitoring with natural attenuation. We provide
comprehensive consulting that moves your facility to a “No Further
Action Required (NFAR)” status. And over the years, we have obtained
numerous orphan sites that were stalled with the regulators and we got
them back on track to NFAR. We will develop a plan that works with your
schedule and minimizes interference with your business. We can also help
you evaluate your facility to determine if it meets the requirements for
current or future state reimbursement programs, such as the GUST Trust
Fund or SUPERB Fund.
